It has extremely low costs (especially when you compare it to the FHA PMI Rates), and the USDA Home Loan has very low closing costs.<\/strong> The program requires that you purchase a home located within the USDA Home Loan &#8220;footprint.&#8221; In NC that &#8220;footprint&#8221; has the potential to see pretty significantly changes over the next couple of years. Because of that below you can view USDA Home Loan Eligibility Map Changes for NC currently due to change in September of 2020.<\/p>\n<p><strong>In the Coastal parts of NC, there are neighborhoods around <a title=\"Wilmington NC Area USDA Home Loan Map Changes\" href=\"https:\/\/pfh.ysh.temporary.site\/website_d1c340c1\/usda-loans\/usda-map-changes-in-wilmington-ogden-and-leland-nc\/\" target=\"_blank\" rel=\"noopener noreferrer\">Wilmington, Ogden and Carolina Beach<\/a> that could lose the program entirely, including Leland.<\/strong>\u00a0 The newest USDA Home Loan Eligibility Maps show that areas near <a title=\"New Bern NC USDA Home Loan\" href=\"https:\/\/pfh.ysh.temporary.site\/website_d1c340c1\/usda-loans\/usda-loans-in-new-bern-nc\/\" target=\"_blank\" rel=\"noopener noreferrer\">New Bern<\/a> are pretty well staying the same. There are areas <a title=\"Greenville NC USDA Map Changes\" href=\"https:\/\/pfh.ysh.temporary.site\/website_d1c340c1\/usda-loans\/usda-home-loans-near-greenville-nc-pitt-county\/\" target=\"_blank\" rel=\"noopener noreferrer\">near Greenville NC<\/a> that will be ineligible because of the USDA Map Changes. \u00a0<a title=\"Kinston NC USDA Home Loans\" href=\"https:\/\/pfh.ysh.temporary.site\/website_d1c340c1\/usda-loans\/usda-loans-in-kinston-nc\/\" target=\"_blank\" rel=\"noopener noreferrer\">Kinston<\/a> is also going see neighborhoods and sections of town that will no longer be eligible for USDA Home Loans as part of the program with USDA Loan Map Changes For NC.<!--more--><\/p>\n<p style=\"text-align: center;\"><img data-recalc-dims=\"1\" loading=\"lazy\" decoding=\"async\" class=\"aligncenter\" style=\"margin: 6px;\" title=\"USDA Map Changes Coastal NC\" src=\"https:\/\/i0.wp.com\/pfh.ysh.temporary.site\/website_d1c340c1\/wp-content\/uploads\/2013\/06\/usda_map_changes_coastal_nc.png?resize=561%2C389&#038;ssl=1\" alt=\"USDA Loan Map Changes Coastal NC\" width=\"561\" height=\"389\" \/><\/p>\n<p>In the areas near <a title=\"Raleigh NC USDA Home Loan Eligibility Maps\" href=\"https:\/\/pfh.ysh.temporary.site\/website_d1c340c1\/usda-loans\/usda-loan-eligibility-maps-for-raleigh-nc\/\" target=\"_blank\" rel=\"noopener noreferrer\">Raleigh NC there are more significant USDA Loan Eligibility Map <\/a>changes.<\/p>\n<p>These USDA Loan Map changes include:<\/p>\n<ul>\n<li><span style=\"line-height: 13px;\">Elimination\u00a0of the program in most of <strong><a title=\"USDA Map Changes Holly Springs\" href=\"https:\/\/pfh.ysh.temporary.site\/website_d1c340c1\/usda-loans\/holly-springs-nc-usda-map-changes-2013\/\" target=\"_blank\" rel=\"noopener noreferrer\">Holly Springs<\/a><\/strong><\/span><\/li>\n<li>Elimination of significant parts of <strong><a title=\"USDA Map Changes Knightdale\" href=\"https:\/\/pfh.ysh.temporary.site\/website_d1c340c1\/first-time-homebuyer\/usda-loans-in-knightdale-nc\/\" target=\"_blank\" rel=\"noopener noreferrer\">Knightdale<\/a> and Wake Forest<\/strong><\/li>\n<li>Elimination of the program for most of <a title=\"USDA Loan Eligibility Maps Clayton NC\" href=\"https:\/\/pfh.ysh.temporary.site\/website_d1c340c1\/usda-loans\/johnston-county-qualifies-for-usda-home-loans\/\" target=\"_blank\" rel=\"noopener noreferrer\"><strong>Clayton and Smithfield<\/strong><\/a><\/li>\n<li>Elimination of the program in parts of <strong>Cary and <a title=\"USDA Map Changes Apex NC\" href=\"https:\/\/pfh.ysh.temporary.site\/website_d1c340c1\/usda-loans\/map-showing-homes-eligable-for-usda-financing-in-apex-and-holly-springs-nc\/\" target=\"_blank\" rel=\"noopener noreferrer\">Apex<\/a><\/strong><\/li>\n<li>Maps will be changing in <strong><a title=\"USDA Home Loans Durham NC\" href=\"https:\/\/pfh.ysh.temporary.site\/website_d1c340c1\/usda-loans\/usda-home-loans-durham-county-nc\/\" target=\"_blank\" rel=\"noopener noreferrer\">Durham<\/a> <\/strong>and the area near Briar Creek<\/li>\n<li>Areas near <strong>Fayetteville and Sanford<\/strong> will lose USDA Eligibility<\/li>\n<li><strong>Mebane and Burlington<\/strong> will also have major areas that no longer qualify for the program, based upon the new USDA Home Loan Eligibility Maps.<\/li>\n<\/ul>\n<p style=\"text-align: center;\"><img data-recalc-dims=\"1\" loading=\"lazy\" decoding=\"async\" class=\"aligncenter\" style=\"margin: 6px;\" title=\"USDA Map Changes near Raleigh NC\" src=\"https:\/\/i0.wp.com\/pfh.ysh.temporary.site\/website_d1c340c1\/wp-content\/uploads\/2013\/06\/future_usda_map_changes_raleigh_nc.png?resize=560%2C382&#038;ssl=1\" alt=\"USDA Loan Eligibility Map\" width=\"560\" height=\"382\" \/><\/p>\n<p>In the section of the State that runs from <strong>Greensboro and Winston Salem<\/strong> down to<strong> Charlotte<\/strong> there will also be major areas that no longer qualify for USDA. The USDA Loan Map Eligibility changes for the areas around <strong><a title=\"High Point NC\" href=\"https:\/\/pfh.ysh.temporary.site\/website_d1c340c1\/usda-loans\/high-point-north-carolina-usda-loans\/\" target=\"_blank\" rel=\"noopener noreferrer\">High Point<\/a>, <a title=\"USDA Map Changes Greensboro\" href=\"https:\/\/pfh.ysh.temporary.site\/website_d1c340c1\/usda-loans\/usda-loans-near-greensboro-nc\/\" target=\"_blank\" rel=\"noopener noreferrer\">North of Greensboro<\/a> in Summerfield, and <a title=\"USDA Map Changes near Belmont NC\" href=\"https:\/\/pfh.ysh.temporary.site\/website_d1c340c1\/usda-loans\/usda-loans-in-belmont-nc\/\" target=\"_blank\" rel=\"noopener noreferrer\">Belmont \/ Gastonia <\/a>near Charlotte will lose the program.<\/strong><\/p>\n<p style=\"text-align: center;\"><img data-recalc-dims=\"1\" loading=\"lazy\" decoding=\"async\" class=\"aligncenter\" style=\"margin: 6px;\" title=\"USDA Map Changes For Greensboro NC\" src=\"https:\/\/i0.wp.com\/pfh.ysh.temporary.site\/website_d1c340c1\/wp-content\/uploads\/2013\/06\/Greensboro_Charlotte_USDA_Map_Changes.png?resize=561%2C388&#038;ssl=1\" alt=\"USDA Loan Map Eligibility in NC\" width=\"561\" height=\"388\" \/><\/p>\n<p><strong>The new USDA Home Loan Eligibility Maps show that Hickory, Morganton and Asheville<\/strong> also will lose neighborhoods that currently qualify for the no money down payment USDA Home Loan Program.<\/p>\n<p style=\"text-align: center;\"><img data-recalc-dims=\"1\" loading=\"lazy\" decoding=\"async\" class=\"aligncenter\" style=\"margin: 6px;\" title=\"USDA Map Changes Asheville NC\" src=\"https:\/\/i0.wp.com\/pfh.ysh.temporary.site\/website_d1c340c1\/wp-content\/uploads\/2013\/06\/hickory_to_asheville_usda_map_changes.png?resize=562%2C394&#038;ssl=1\" alt=\"USDA Loan Map Eligibility in NC\" width=\"562\" height=\"394\" \/><\/p>\n<p>As you can see, these changes are more pervasive than just the <a title=\"USDA Map Changes NC\" href=\"https:\/\/pfh.ysh.temporary.site\/website_d1c340c1\/usda-loans\/towns-in-nc-due-to-lose-usda-rd-program\/\" target=\"_blank\" rel=\"noopener noreferrer\">22 Communities in NC USDA previously announced <\/a>as being affected by the\u00a0USDA Loan Map eligibility changes. \u00a0If you have questions about a specific area, please leave us a comment and we will give you the USDA Home Loan Income Eligibility and USDA Loan Eligibility Map Changes for that specific area. \u00a0The good news is that every county in NC will continue to have a SMALL area that qualifies for the USDA Home Loan Program.<\/p>\n<p>There are three basic USDA Home Loan requirements for getting a Home Loan in NC.<\/p>\n<ul>\n<li><strong>The home must be located within the\u00a0USDA Home Loan footprint<\/strong>\u00a0(obviously, these\u00a0boundaries\u00a0could be changing in NC based on a <a title=\"New Definition of RURAL for USDA Home Loans in NC\" href=\"https:\/\/pfh.ysh.temporary.site\/website_d1c340c1\/usda-loans\/new-definition-of-rural-by-usd\/\" target=\"_blank\" rel=\"noopener noreferrer\">new\u00a0definition\u00a0of \u201crural\u201d<\/a> mandated by Congress).<\/li>\n<li><strong>Each borrower needs at least 2 credit scores of at least 600.<\/strong>\u00a0 In general, the underwriters for USDA Home Loans in NC are looking for\u00a0<a title=\"Clean Credit USDA Home Loans\" href=\"https:\/\/pfh.ysh.temporary.site\/website_d1c340c1\/usda-loans\/clean-credit-requirements-and-usda-home-loans-in-nc\/\" target=\"_blank\" rel=\"noopener noreferrer\">12 months of Clean Credit<\/a>.<\/li>\n<li>Y<strong>ou must be under the\u00a0<a title=\"Maximum Income Requirements USDA Home Loans\" href=\"https:\/\/pfh.ysh.temporary.site\/website_d1c340c1\/usda-loans\/usda-home-loan-income-calculations-in-nc\/\" target=\"_blank\" rel=\"noopener noreferrer\">Maximum Income Requirements<\/a>\u00a0for the County<\/strong> you are purchasing a home in to qualify for this No Money Down Home Loan Program.<\/li>\n<\/ul>\n<p>Remember \u2013 we have special <a title=\"Recent College Grads -
